The New Planning Guidelines
Recent government policy has meant developers such as ourselves have had to change the way we design our sites. The main piece of legislation has been what is called PPG3. Amongst other things this lays down the number of houses we must build per acre and the type and mix of housing that has to be built. All developers must conform to these guidelines and it is not the housebuilding industry profiteering from higher density developments. We are simply following planning guidelines.
Located in East Yorkshire, and not South Yorkshire as some believe, Captain's Close, Goole is just a few minutes from Junction 36 on the M62, giving access to the M1, A1, M18 and M180 – Captain’s Close is perfectly situated. From here both South and West Yorkshire are only half an hour away, including Leeds and Sheffield. The Humber corridor, either the North or South Banks, is also a short drive, with the towns of Hull and Scunthorpe 30 minutes away and Grimsby 50 minutes. York to the North is 22 miles and Doncaster to the south, 17 miles.
For those who travel by train, there are regular Northern Rail direct or connecting services to Manchester, Leeds, York, Sheffield, Doncaster and Hull, linking into the national rail network. The new international airport, Robin Hood Airport, is just 20 minutes away with low cost flights to a number of European destinations. All this means Goole in East Yorkshire is ideal for commuters and people who want to be close enough to major towns and cities, but still want to live in a semi-rural town.
