If your existing property is not suitable for part exchange we may still be able to help with our Assisted Sales Scheme outlined below.
If you’ve found your dream Peter Ward home but still need to sell your existing property we may be able to help. See below for the 5 easy steps to your new home.
Step 1
Choose your Peter Ward home.
Step 2
Our sales representative will explain the details of the assisted sales scheme to you and if you wish us to consider your property under this scheme, the sales representative will assist you in completing a simple application form.
Step 3
We will arrange for one or more agents to value your existing property and agree a realistic price with you. If you wish to go ahead then all you have to do is pay a £350 reservation fee (plus £200 if you do not already have a HIP report).
Step 4
In conjunction with you, and the selling agents, we commence the marketing of your property.
Step 5
Once a buyer is found for your property, we proceed to contract and you remain in your property until legal completion takes place and you take ownership of your new Peter Ward home.
What Peter Ward Homes will do
We will guarantee to hold your Peter Ward home for an initial period of 6 weeks whilst we market your existing property. Whilst your property is being marketed, Peter Ward Homes will pay all estate agents and marketing fees. When a buyer is found we will pay the estate agents fees for the sale of your existing property and we will recommend an expert and cost effective local solicitor to handle all of the legal work in selling your property and buying your new Peter Ward home.
What you will need to do
You will need to liaise with the estate agents to allow prospective buyers to view your existing property.
Frequently asked questions
What happens if a buyer cannot be found within the initial 6 weeks?
At the end of the 6 week period we would discuss the possibility of an extension with you on the same terms or we may suggest a reduction in the asking price in order to try to achieve a sale.
What happens if I decide to cancel?
If you decide to cancel at the end of the initial 6 week period, your reservation fee will be returned to you and you will be under no further obligation. If you cancel within the 6 week period your reservation fee would be forfeit.
What if a buyer is found but they are not prepared to offer the asking price for my existing property?
We would contribute towards any shortfall in the asking price on your existing property. The amount of our contribution will vary from property to property but we will agree the amount with you before you sign up to the assisted sales scheme so you know exactly what level of offer would be accepted.
I have already had my property on the market for some time. How will you find a buyer within the 6 week period?
We cannot guarantee to find a buyer for your property but we can use all our experience of house sales and our network of property agents to good advantage to market your property to a large number of potential buyers. Our local agents are familiar with the area and with local market conditions and are very well placed to value your property at a realistic price to achieve a quick sale.
